Client situation

A startup meat distribution company – owned by established businessmen with long experience in logistics – was preparing to launch a meat and seafood supply and distribution business serving a wide footprint across Luzon – from parts of Laguna and the whole of Rizal province, through Bulacan, Pampanga, Tarlac and Nueva Ecija, up to Baguio City and Tuguegarao City. Before committing capital and approaching funders, the venture needed an independent, evidence-based view of the opportunity.

Challenge

The coverage spanned multiple provinces and cities with different market conditions, buyer bases and logistics realities, and reliable location-specific data was not available from published sources. The venture needed primary market evidence to establish where the opportunity lay, how to price, where to launch first and how to grow – and to present a credible case to investors and lenders.

IPAC's approach

  • Extensive field market research. IPAC deployed a team of researchers to conduct primary, on-the-ground market research across all covered areas.
  • Market gap and pricing. From the field data, IPAC established the market gap the venture could fill and developed its pricing strategy.
  • Rollout and growth. IPAC set the rollout priority by location across the coverage area and defined the growth strategy.
  • Feasibility study and funding materials. IPAC wrote the feasibility study from the data gathered and produced presentation decks for both investors and lenders.

Deliverables

  • Field market research covering the full target coverage area
  • Market gap analysis, pricing strategy, rollout priority by location and growth strategy
  • Feasibility study written from the field data gathered
  • Presentation decks for investors and for lenders

Outcome

  • The venture came away with a field-validated market gap, a pricing strategy, a location-by-location rollout sequence and a growth strategy, all documented in a feasibility study. With dedicated investor and lender presentation decks, it was equipped to approach both investors and lenders with a researched, credible case.

Client situation

A family-owned real estate developer held a parcel of almost 1 hectare along Maharlika Highway in Cauayan City, Isabela, and wanted to put it to its most valuable use. The family needed clarity on what to build before committing.

Challenge

The client engaged IPAC to determine the most ideal development for the property. Beyond identifying the best use, the client needed the analysis to be actionable: a viable development concept supported by a feasibility assessment, a business plan to guide execution, and a marketing plan to take the project to market.

IPAC's approach

  • Highest and Best Use analysis. IPAC assessed development options for the parcel and recommended an integrated, mixed-use development combining an events center, commercial and retail spaces and office spaces, anchored by a landmark cafe, restaurants and more. Under IPAC's HBU methodology, each option was tested on four key aspects:
    1. Legally permissible
    2. Physically possible
    3. Financially feasible
    4. Maximally productive
  • Integrated feasibility study. The recommended development was tested through a feasibility study so that the HBU conclusion was supported by a viability assessment.
  • Business plan and marketing plan. IPAC translated the recommendation into a business plan and a marketing plan to guide implementation and market entry.
  • Going beyond the proposal. To build goodwill and strengthen the relationship, IPAC took on naming and branding work outside the original scope, free of charge.

Deliverables

  • Highest and Best Use study for the Cauayan City property, recommending an integrated development: events center, commercial and retail spaces, office spaces, a landmark cafe, restaurants and more
  • Feasibility study of the recommended development
  • Business plan and marketing plan
  • Project name development for the whole development and brand development for the cafe business (beyond the proposal; free of charge)

Outcome

  • Client very satisfied with the engagement and its results.
  • IPAC over-delivered beyond the proposal, providing the project name for the whole development and the cafe brand at no cost to the client.
  • Full implementation. The client will fully implement IPAC's recommendations.
